Deseret News examines Utah’s efforts to address home affordability


Affordable housing has become the top issue for Utah voters in 2024 due to the lack of supply and the gradual rise in home costs. At an event hosted by the Sutherland Institute and the American Enterprise Institute, experts discussed the state’s housing dilemma and the unaffordable reality facing future generations if the issue is not addressed. With the average price of a home in Utah increasing by over 75% since 2018, the state was ranked as the most unaffordable for blue-collar workers to buy an entry-level home in 2023.

One potential solution highlighted at the event was the building of light-touch-density homes, which involve increasing the density of single-family lots by allowing 2-8-plexes, townhouses, or accessory dwelling units. This approach has been successful in cities like South Jordan, where the Daybreak community has helped meet the demand for housing in a fast-growing area. Lawmakers are also focused on increasing housing supply to ensure that both renters and buyers have options in the market.

Governor Spencer Cox emphasized the importance of preserving housing affordability in Utah to ensure that younger generations have the opportunity to achieve the American dream. He warned that delaying housing decisions will only make the problem worse, potentially leading to an exodus of residents if affordability continues to decline. Cox stressed the moral imperative of providing future generations with the opportunity to be better off than their predecessors, emphasizing the importance of addressing the housing crisis in the state.
